Carnaby Heights offers sustainable townhomes in a tranquil setting

Nestled within the northwest community of Nolan Hill is Carnaby Heights, a collection of urban and estate townhomes that mesh seamlessly with the softness of the rolling prairie landscape.

"It's a very lovely place to come home to, said Hal Pike, area sales manager for Jayman BUILT, the builder behind the townhomes. "The architecture is very quaint, and it is so quiet."

In fact, he says the community is so quiet that you can hear a pin drop.

"I like to say that Carnaby Heights has a lot of hustle, but not a lot of bustle," he said.

The collection of 112 townhomes includes beautifully landscaped green space. The homes surround a central park that sprawls across more than 15,000 square feet, complete with a children's playground, walking paths, benches, a toboggan hill and a community garden.

"It's great for kids living in the community or grandparents who want to bring the grandkids over," said Pike.

The three-storey townhomes also provide ample space to live and enjoy life with open concepts, some interesting open-to-below interior architecture and Jayman's signature kitchens. Walk-in pantries, large islands and upstairs laundry areas are a few other pluses.

The brightly coloured exterior facades and board-and-batten white trim with hits of stone and metal detailling reflect Irish traditional architecture. It's a nice mix within the Celtic-themed Nolan Hill, a community framed by several major arteries, including Stoney Trail and Sarcee Trail.

"The accessibility to downtown and to the mountains is great, and it is close to shopping, including Costco," said Pike.

Homes have been selling quickly, but there is still a selection of home styles to choose from, ranging from 1,100 square feet to more than 1,700 square feet.

Designs include double-master plans, and two- and three-bedroom designs, some with dens. All homes include an attached and heated single-car, tandem or double-car garage. Most models also include a full-length driveway.

Homes feature ample gloss, from quartz countertops to wide-plank laminate flooring and stainless-steel appliances. But what differentiates these homes is what you can't see.

"These homes are very, very sustainable," said Pike. He points to triple-paned windows, low emissivity (low-e) glass, tankless hot water systems, LED lighting and high-efficiency furnaces.

"We've done the math and the utility savings are phenomenal, almost $90 per month less than traditional designs," said Pike.

He also adds that buyers who choose to work with Jayman Financial may be able to save another $50 to $75 per month in mortgage financing costs because of lower interest rates.

"You really get the care and attention here that goes above and beyond," he said. "We just have a lot of happy customers."

Homes start at $319,000, plus GST. For a limited time, air conditioning is included in the price.
